U.S. pending home sales fell 7.3% in September, sharply below the expected 0.5% decline, signaling weakening demand.
The US pending home sales report serves as an early gauge of demand within the market for existing homes. Issued each month by the National Association of Realtors, it follows signed contracts for purchasing previously owned homes, not finalised transactions.
This distinction is what gives the report its significance. A home typically enters into contract one or two months before the sale closes, so pending sales act as a forward-looking measure for the existing home sales data. It provides a more current view of how buyers are reacting to mortgage rates, prices and the amount of available inventory.
The main metric is the Pending Home Sales Index, where 100 corresponds to the average level of contract activity in 2001. This index measures activity rather than the number of homes sold or price levels. Market participants typically watch the monthly percentage change, along with annual comparisons and data by region.
Mortgage rates are a key influence. Lower borrowing costs can make homes more affordable and attract buyers back into the market, while higher rates can quickly erode purchasing power. However, cheaper financing alone does not ensure stronger sales if prices stay high or suitable homes are scarce.
For the wider economy, housing transactions support spending on renovations, furniture, appliances and moving services. The report therefore helps investors gauge household demand and how financial conditions are being transmitted through the economy.
A major caution is that signed contracts are not final sales. Issues such as financing problems, inspection results or changes in buyers’ circumstances can cancel transactions. Seasonal weather and regional swings can also distort monthly figures, so a sustained trend is more meaningful than a single month's reading.
